development impressed the
judges with its exceptional
sustainability, wellbeing and
amenity standards.
It has achieved BREEAM
Outstanding, EPC A and is
targeting a NABERS 5* rating.

Welcome Building is one
of Bristol’s first all-electric
buildings, including PV cells
on the roof, and benefits from
low-carbon heat through
its connection to the Bristol
Heat Network. Careful
thought has also been put
into green roofs, sustainable
materials and end of trip
facilities for cyclists.
The judges admired the
striking design by Darling
Associates for Trammell
Crow/Tristan Capital
Partners. Voluminous
floorplates, ranging from
22,000 sq ft to 30,000 sq ft,
may be the largest in the
city but are also designed
to be reconfigurable to suit
changing patterns of work.
The ground floor provides
space to host events, with
an open kitchen as well as
interactive art. This is a
project that is delivering
meaningful social value
through local employment,
community initiatives and
public art. The judges praised
the amenity-rich internal
“street”, which “creates
a vibrant, hospitality-led
environment of exceptional
quality”. A mezzanine level
above houses wellness
facilities including a gym.
Strong leasing momentum
both pre- and postcompletion highlights the
building’s appeal to leading
occupiers seeking quality,
efficiency and community.
Businesses including
Hargreaves Lansdown and
DAC Beachcroft have chosen
Welcome Building as their
Bristol home.
The judges concluded:
“With its landmark presence,
market-leading specification
and curated interiors,
Welcome Building represents
a significant step forward for
commercial workspace in
the Southwest.”
