TBC.London
224-226 Tower Bridge Road, London
T
BC.London is the
ambitious reimagining
of an outdated
1990s office as a modern,
sustainable, net-zero-ready
workspace eager to share best
practice.
Working within the
constraints of the Tower
Bridge Conservation Area,
Stiff + Trevillion designed a
building of refined materiality
and scale for FORE
Partnership and KKR.
It features one of the most
impressive roof terraces
the judges encountered this
year, with exceptional views
of the river and one of the
world’s most iconic structures.
This stunning space hosts
sustainability and business
events. All tenants have
direct access to outdoor space
through terraces, balconies
and gardens.
The judges were impressed
by how the project looked
beyond the building. As well
as adapting and retaining
over 70% of the existing
structure, it uses 40 tonnes of
1930s steel beams salvaged
from the former House of
Fraser on Oxford Street.
Protocols developed here
have been shared through the
Engineers Reuse Collective.
The judges recognised this
as a pioneering example of
“urban mining” that required
painstaking testing.

The team actively sought
out best practice and sourced
emerging sustainable
materials internationally,
some of which were first time
use in the UK. Innovative
materials showcased include
pollutant-absorbing paint and
bio-fabricated tiles.
The handcrafted brickwork
façade, delivered through
a dedicated training
programme for bricklayers,
is a standout example of how
skills investment and craft
can produce architecture of
genuine beauty and lasting
value, even in a logistically
demanding riverside location.
Commitment to
sustainability flows through
to the responsibly curated
16,000 sq ft food hall
and a 3,500 sq ft free-ofcharge space for schools
and community groups.
The food court operated
by Blend Family features
13 independent street food
vendors, while the Urban
Village Hall is a partnership
with Southwark Council.
The project achieved
BREEAM Outstanding,
NABERS 5*, biodiversity net
gain of 110%, and impressive
embodied and operational
energy performance.
The market approves, with
a new record rent set here for
SE1 offices. Occupiers include
Sage, Britain’s largest listed
tech company, and global
wealth tech platform Allfunds
Group.
The judges were in no
doubt that by charting a
continuing journey for a
once “stuck” asset, TBC.
London is setting a new
benchmark for socially and
environmentally responsible
urban development.
