ocated on one of
London’s most iconic
streets, 170 Piccadilly
is rooted in history but has
found new relevance as
one of GPE’s fully managed
office workspaces thanks to a
stunning retrofit.
Designed by dMFK, the
project carefully opened up
and connected the Grade II
listed Egyptian House and
Dudley House to create a
legible whole with standout
amenities and environmental
upgrades.
The retrofit restored
the building’s original
proportions, repaired its
historic fabric and reinstated
original features, while at
the same time introducing
bco.org.uk
contemporary design, services
and digital infrastructure.
With no significant
extension, the team instead
created value through
intelligent reconfiguration
and reuse of the existing
structure. Their efforts have
achieved a BREEAM Excellent
certification.
The project unlocks
new amenities around a
hospitality-led club space
overlooking a planted
courtyard garden, which
creates a distinct social
anchor for the building. The
judges said the project made
the most of its opportunity
by shifting plant around to
unlock a generous outdoor
terrace. The result is a more
comfortable and engaging
environment for tenants.
“Balancing heritage and
modern working standards
is always a challenge,” the
judges said, “and this GPE-led
fully managed workspace is
an example of just how this
should be done.”
They praised the team for
enhancing the features that
make a heritage building so
special, while also bringing
these up to modern standards,
and for unlocking spaces that
didn’t previously exist, like the
communal rooftop and end of
trip facilities.
The judges left their visit to
170 Piccadilly convinced that
this is “a building that tenants
will thrive in”.
