Square forms part of
the 1.8m sq ft Paradise
masterplan, which has created
a new urban neighbourhood
in the heart of Birmingham.
The 190,000 sq ft, 10-storey
building makes a statement
with its terracotta façade,
continuing the tradition of
individuality in the design
of each element of the
masterplan. The team’s
careful approach to a
sensitive setting adjacent to
Birmingham’s Grade I-listed
Town Hall has resulted in
a building that redesigns
what can be achieved in a
historic regional setting by
taking inspiration from its
surroundings.
Sustainability, wellbeing
and operational carbon were
at the core of every decision
that was made during the
design and construction
process. The result is a fully
electric and fossil fuel-free
development achieving
BREEAM Outstanding and
targeting NABERS 5* rating
– firsts for the West Midlands
– alongside an EPC of A,
WiredScore and ActiveScore
Platinum.
This is a development
which has set a new standard

for the regions and proven
a resounding success with
occupiers. All nine office
floors went under offer ahead
of practical completion, with
the final letting achieving
£52 per sq ft – the highest of
the UK’s big six cities. Tenants
include Eversheds Sutherland,
Forvis Mazars, EY and CBRE.
The judges were impressed
with the project’s dedication
to being truly sustainable.
Experimentation with
materials including mycelium
and lime paints creates
a finish that is warm and
inviting and compliments
the terracotta façade. The
dedication of the client
team to learn from each of
their previous buildings has
paid off, resulting in the
most sustainable building
in the Paradise masterplan
and a fantastic addition to
Birmingham’s city core.
