N
o. 1 St Michael’s
in Manchester is a
transformative project
that successfully balances
commercial ambition
with profound civic and
environmental value.
Delivered by Relentless
Developments in partnership
with KKR and designed by
Hodder+Partners, this bold
city-centre landmark turned
a challenging, landlocked
site into the first phase of the
St Michael’s masterplan.

The judges were highly
impressed by its status
as the first office building
in Manchester to achieve
full prelet status prior to
completion in more than 15
years, a remarkable feat in a
challenging post-pandemic
market. Tenants include law
firm Hill Dickinson.
This commercial success
is underpinned by premium
amenities that rival boutique
hospitality.
The technical and ESG
achievements of this 200,000
sq ft building are equally
notable. It operates as a fully
electric scheme, achieving a
BREEAM Outstanding rating
and NABERS 5* Design
Certification. Its “fabricfirst” approach delivered a
competitive upfront carbon
intensity of 578 kgCO2e/m².
Architecturally, the project
sensitively integrates the
historic Portland stone façade
of the former police station
with a modern, medium-rise
form featuring “honeycomb”
unitised glazing and biophilic
terraces.
Socially, the development has
been a catalyst for regeneration,
generating over £27m in local
economic and social value. By
activating a long-underused site
with vibrant public squares and
destination F&B, the judges
recognised No. 1 St Michael’s
for creating a new cultural and
business quarter that truly
“lifts the spirits” of the city.
